Floor Screed in Montenegro: Price per m², Self-Levelling Compound and Drying Time (2026)

In Montenegro screed is also searched for under the name estrih: on 24 September 2026 Google offered the query estrih podgorica (screed Podgorica), with kosuljica (screed) completed by cena (price), cena po m2 (price per m²), za plocice (for tiles) and u dzaku (bagged), and izlivanje kosuljice (screed pouring) by cijena (price), masinsko izlivanje kosuljice (machine screed pouring) and izlivanje cementne kosuljice cena (cement screed pouring price). For nivelacija poda (floor levelling) it offered cijena (price) and za laminat (for laminate), and for samonivelirajuca masa (self-levelling compound) za pod cijena (for floors, price). In English and Russian there are no such searches for Montenegro.

This guide gives the prices of pouring screed and self-levelling compound from two Montenegrin price lists, an example for a 60 m² flat, the rules on thickness and drying and what to agree before the floor is poured.

Screed pouring prices

Gradjevina.org publishes these prices for the Montenegrin market in 2026, on a page updated on 3 September 2026:

The same source lists layer thickness, machine or hand pouring, mesh and insulation, underfloor heating, transport and the floor of the building as price factors. According to it, machine pouring pays off from roughly 50 m² upwards, because the mix is mixed and pumped through a hose so larger areas are finished in one day, while hand pouring is used in smaller rooms and for repairs.

A second price list: screed and self-levelling compound

Emanuel Gruppe from Podgorica publishes prices for glazura, as it calls screed, and for self-levelling compounds, on pages updated in October 2025:

For a standard 5 to 6 cm screed with materials the two sources are close: €9 to €13 with one and €10 to €14 with the other. For self-levelling compound Gradjevina.org gives €10 to €15 for a thin pour-on layer of up to about 10 mm, €12 to €20 for thicker layers, and priming, if not included, adds €3 to €8 per m². We also checked that the prices do not match the Croatian price list trebam.hr, which gives €11 to €15 for a 5 cm cement screed.

Example for a 60 m² flat

Using the published prices, our calculation for 60 m² looks like this:

• Machine pouring with materials: €540 to €780 by the first price list, and classic screed €600 to €840 by the second.
• Turnkey with mesh and insulation: €720 to €1,080.
• Self-levelling compound up to 3 mm over an existing floor: €360 to €480, plus primer at €60 to €120.

The example does not include removing the old floor, transport to upper floors or the finished floor.

Thickness and drying

In its article on screed Gradjevina.org gives the following rules:

1. Thickness: the standard for residential rooms is 5 to 6 cm; below 4 cm a cement screed becomes brittle and prone to cracking.
2. Over underfloor heating: at least 4.5 cm above the pipes, and reinforcing mesh or fibres are practically mandatory.
3. Drying: roughly one week per centimetre for tiles, so a 5 cm screed needs about a month; for parquet and laminate the moisture must fall below 2%, which can take 6 to 8 weeks.
4. Cracks: areas larger than about 40 m² or longer than 8 m need expansion joints, and Q131 mesh or polypropylene fibres keep fine cracks closed.
5. Flatness for laminate and parquet: at most 2 to 3 mm deviation under a 2 m straightedge; larger unevenness is corrected with self-levelling compound.

The same source warns that forcing the drying with strong heating in the first days causes crazing cracks, and it describes laying a floor on a damp screed as the most expensive shortcut possible.

Materials in the shop

On 24 September 2026 Q131 reinforcing mesh at KIPS cost €31.28 per sheet and Q188 €44.68. For cement, the only published price was for 25 kg white cement, €9.27, while the other cements had no price shown.

What to agree

1. The thickness and levels before starting, because according to the first source nothing can be corrected after pouring without removing it.
2. Whether materials are included in the price, because labour only and labour with materials differ by more than double.
3. Mesh, insulation and expansion joints as separate items.
4. When the floor can be laid, according to the thickness and the type of finished floor.
5. Fiscal receipt: a registered contractor's bill goes through the electronic fiscalisation system.

Who does this on Glatko

As of 24 September 2026 there was no profile on Glatko that explicitly offers screed pouring. In the flooring category there was one verified profile from Tivat, and in the rough construction category one from Budva. We did not check actual quotes, shop prices for self-levelling compounds or the prices of dry screed boards. The first price list was updated in September 2026 and the second in October 2025.
