Waterproofing Terraces, Bathrooms and Flat Roofs in Montenegro: Price per m² (2026)

In Montenegro people search for waterproofing once the water is already in: on 24 September 2026 Google completed prokišnjava krov (the roof leaks) with na zgradi (on a block of flats), limeni krov prokišnjava (metal roof leaks) and ravni krov prokišnjava (flat roof leaks), and hidroizolacija terase (terrace waterproofing) with cena po m2 (price per m²), preko pločica (over tiles) and ispod pločica (under tiles). For Podgorica people search for hidroizolacija podgorica and sika hidroizolacija podgorica, and for bathrooms hidroizolacija kupatila preko pločica (bathroom waterproofing over tiles). The same searches in English and Russian return nothing for Montenegro.

This guide gives the per-m² prices that two Montenegrin contractors publish themselves, worked examples for a terrace and a flat roof, and a list of questions for the contractor.

What you pay for

Waterproofing is a layer that stops water getting through a floor, wall or roof. On terraces and in bathrooms it is usually a two-coat membrane with tapes in the corners, on flat roofs bitumen sheets or PVC and TPO membranes, and on pitched roofs a vapour-permeable foil under the tiles. The price is per square metre, but most of the work is in the corners, drains and pipe penetrations.

The first contractor's price list

Gradjevina.org, which works with several crews and states that an engineer oversees every job, publishes these prices and describes them as indicative for the Montenegrin market in 2026:

The same source puts an average bathroom of up to 6 m² at €60 to €120.

Emanuel Gruppe of Podgorica publishes roof waterproofing prices, including materials and installation:

The range for bitumen on a flat roof is the same at both sources, so read it as one price that repeats rather than two independent confirmations.

Examples: a terrace and a flat roof

This is our calculation from the published prices, not a quote:

• a 20 m² terrace: at €12 to €18 per m², €240 to €360;
• a 100 m² flat roof, bitumen: at €15 to €25, €1,500 to €2,500;
• the same roof, PVC or TPO membrane: at €20 to €30, €2,000 to €3,000.

For the roof, substrate preparation and thermal insulation are not included; the second source charges them separately. If old layers are removed, ask about disposal as well.

Bathrooms and damp walls

In its answers to frequent questions, the first source writes that tiles and grout are not waterproof, so water gradually passes through them into the screed. That is why in a bathroom the waterproofing is taken up the wall as well, at least 20 cm, and in the shower up to shower height. For damp in a wall it names three possible causes: rising damp from the foundations, water coming through the outer wall because of a damaged facade, or leaking pipes. So the assessment is made on site; the same source states that the visit and a rough quote are free and that in and around Podgorica it usually comes the same or the next day.

What the classifieds show

On 24 September 2026 ten listings in the Servisi i usluge (services) section of oglasi.me mentioned waterproofing in the title: seven from Podgorica, one each from Tivat and Budva, and one from Belgrade. Most quote on request; of the Montenegrin ones only two give a price, €10 and €456, with no unit, so no price per square metre can be read from them.

What to ask the contractor

1. Where the water comes from. The first source writes that the most expensive mistake is insulating the wrong side of a wall, so the cause should be established before the quote.
2. Which system and how many layers: membrane coating, bitumen, sheet membrane or foil, and whose materials.
3. What is included: substrate preparation, coving, corner tapes, detailing of drains and penetrations.
4. How watertightness is checked before the finishing layer or tiles go on.
5. Guarantee and deadline, in writing.
6. A fiscal invoice: the Tax Administration runs the electronic fiscalisation system, so a registered contractor's invoice should go through it.

Who does waterproofing on Glatko

On 24 September 2026 the insulation category had one verified profile: a family firm from Bar, working in Montenegrin and Serbian, whose description mentions a team of four and six years of experience. The firm writes that it covers the coast from Ulcinj to Herceg Novi and lists waterproofing of foundations, terraces and balconies, bathrooms, slabs, pools and garages, as well as damp treatment. On the platform it declared a 25 km radius. The facade works category has two profiles, from Budva and Podgorica, and there is none for roofs.

The only roofing request came from Ulcinj on 18 June 2026, in English: securing old clay tiles that were shifting. It expired on 25 June without a quote.

We did not check the quality of work, actual prices in quotes or the durability of individual systems. Who decides on repairing a shared roof in a block of flats, and who pays for it, is a legal question this guide does not cover.
