Facade Painting in Montenegro: Price per m², Facade Paints and Who Pays for a Building's Facade (2026)

Facade painting at Emanuel Gruppe, according to its price list modified on 24 October 2025, costs €5 to €7 per m² for one coat, €8 to €12 for two coats with preparation and €12 to €18 on tall buildings. A 15-litre JUB Markpro facade paint cost €34.99 on sale at Okov on 26 September 2026, and JUB Revitalcolor €64, while a 25 kg Sika Thermocoat cost €70.46 at KIPS. In a residential building, facade painting is paid by all flat owners, in proportion to the area of their flat.

Labour price per m²

Emanuel Gruppe publishes facade painting prices per m² and notes that they are adjusted to the condition of the surface and the height of the building. How we choose and label price sources is explained in how we measure prices.

The price list does not say whether paint is included, so ask before the quote. The same source says the facade is first cleaned of dirt, algae and old coating residue, and cracks are repaired.

How much paint you need, and accessories

For Sika Thermocoat, KIPS lists consumption of 0.2 to 0.3 kg per m², depending on the surface. For a 150 m² facade that is 30 to 45 kg, or two 25 kg buckets for €140.92. Along with the paint you buy primer and accessories:

• Nevena Cool 1:9 acrylic primer, 1 l: €4.39 at Okov, a concentrate, 1:9 by its name.
• Pufas facade acrylic filler, 310 ml: €3.99 at Okov, white.
• Acrylic brushes: from €1.49 to €5.99 at Okov, depending on width.
• Facade trowels: from €4.15 to €13.69 at KIPS.

The facade of a residential building

Under the Law on the Maintenance of Residential Buildings, facade painting is regular maintenance of the building's common parts (Article 10), facade reconstruction is necessary work (Article 11), and facade work to protect people and property is urgent work that the building manager must arrange without delay (Article 12). Flat owners bear the costs of regular maintenance and of necessary and urgent work in proportion to the net area of their unit within the area of all units in the building, at actual cost, and pay a monthly advance into the building's joint account (Article 16). The assembly of flat owners decides if more than half of its members are present (Article 7).

Sample bills

This is our calculation using the prices in the tables:

• House with 150 m² of facade, two coats with preparation: labour €1,200 to €1,800, and if paint is not included, two 25 kg Sika buckets for €140.92 on top.
• A 60 m² flat in a building with 1,200 m² of units: the flat bears 5% of the cost; for 800 m² of facade at €8 to €12, €6,400 to €9,600 in total, the flat's share is €320 to €480.
• Difference: in a building the facade cost is shared, so it comes to less per flat than painting a house, but the decision is taken by the assembly.

Who does this on Glatko

On 26 September 2026 Glatko had two verified facade contractors, from Budva and Podgorica, and six in painting, three from Podgorica and one each from Tivat, Budva and Bar; there were no facade requests. The invoice of a registered contractor goes through the Tax Administration's electronic fiscalisation system.

What to ask the contractor

1. Whether paint is included in the price per m² and which paint is used.
2. Whether the price includes cleaning and crack repair.
3. How many coats are applied and whether primer is used.
4. Whether scaffolding is included and who provides it.
5. How the area is measured, with or without openings.

What we did not measure

The labour price comes from one published price list, and paint prices from two shops on the day we read them. We did not measure the cost of scaffolding, silicone and silicate paints, which did not appear in the searches, or the value of the advance-payment point in individual municipalities.
