Tiles in Montenegro: Price per m² for 290 Tiles at KIPS by Format, Adhesive, Installation and What a Bathroom Costs (2026)

On 26 September 2026 tiles in Montenegro cost from €11.49 per m² at KIPS, and half of the 290 tiles priced per m² cost up to €22.49. Large slabs of 120 x 240 cm and more cost from €48.49, and the most expensive tile €369.99 per m². Laying standard tiles in Podgorica costs €18 to €25 per m², including adhesive and grout. By our calculation, tiling a 25 m² bathroom, with tiles and labour, costs from about €766 to €1,243.

What people search for

On 26 September 2026 Google completed plocice cijena (tiles price) with crna gora, po m2 (per m²), po kvadratu (per square metre), podne plocice (floor tiles) and plocice kips cijena, and keramika cijena (ceramics price) with m2, postavljanje (laying), stepenice (stairs) and vanjska keramika (outdoor ceramics). Google Trends for Montenegro shows tiles searched more often than the other topics we compared, such as fireplaces, mattresses or dry cleaning.

Prices by format

On 26 September 2026 KIPS had 294 products for the search pločice, 290 of them priced per m², from Zorka Keramika, Argenta, Tilezza, Atlas Concorde, Cersanit and Pamesa. We grouped the tiles by format and calculated the median. How we choose and label price sources is explained in how we measure prices.

The largest share, 102 tiles, is in formats around 30 x 60, and there are 53 large slabs, as many as tiles of 60 x 120 and similar formats. Examples: the cheapest is Zorka Ana Cotto 33 x 33 at €11.49, Zorka Cortina Antracite is €12.99 in 30 x 60 and €14.49 in 60 x 60, and Tilezza Bottega 60 x 120 costs €19.99. Cersanit wood-look tiles of 18.5 x 59.8 cost €15.49 to €17.49, and Atlas Concorde Marvel slabs up to €369.99 per m².

Adhesive

KIPS had 32 products for the search ljepilo za pločice (tile adhesive); for tiles, in 25 kg bags:

• Sika Ceram 111: €8.99.
• Dast Klebemörtel, grey: €9.99.
• Sika Ceram 252, white, flexible: €14.98 on sale, regular €18.99.

What a bathroom costs

This is our own calculation for a 2 x 2.5 m bathroom tiled to a height of 2.4 m:

• Area: floor 5 m² + walls 9 m × 2.4 m = 21.6 m² minus the door 1.6 m² = 20 m², 25 m² in total; with 10% for cuts, 27.5 m² of tiles.
• Tiles: 27.5 m² × €11.49 = €315.98 for the cheapest, or × €22.49 median = €618.48.
• Labour with adhesive and grout: 25 m² × €18 to €25 = €450 to €625.
• Total: from about €766 to €1,243, without removing old tiles.
• Removing old tiles: floor 5 m² × €8–12 = €40–60, walls 20 m² × €10–15 = €200–300.

For comparison, the average m² of a new-build flat in Montenegro in the second quarter of 2026 cost €2,557 according to preliminary MONSTAT data, as Fijaka notes in its guide to reading flat listings. New tiles for a whole bathroom therefore cost less than half a square metre of a flat.

What the markings mean

The international standard ISO 13006:2018 sets how first-quality ceramic tiles are classified and marked, by forming method and water absorption. In KIPS product names, RC means a rectified tile with straight-ground edges that can be laid with a narrower joint, and M and P mean a matt and a polished surface. For a terrace, look for a frost-resistant, anti-slip tile, as the outdoor tiling price list also says.

What to check before buying

1. The price per m² and how many m² are in a box, because you buy whole boxes.
2. Format and rectification, because a large format also costs more to lay.
3. A matt or polished surface, especially for a bathroom floor.
4. A 10% reserve for cuts and later repairs.
5. Adhesive suited to the format, flexible for large slabs and outdoor surfaces.

We copied tile and adhesive prices from KIPS on the day we read them, and worked out the formats and medians ourselves from the product names. The labour prices are one firm's indicative price list. The bathroom calculation is our own. We did not check stock or the quantity per box, and other showrooms do not publish tile prices in the same way.
