Awnings, Pergolas and Shade Sails in Montenegro: Ready-Made Awning Prices, Pergolas per m² and What Is Allowed on a Facade (2026)

On 25 September 2026 a ready-made 4 × 2.5 m awning in Montenegro cost €159.99 at KIPS and €229 at Okov, both on offer, and a 360 cm shade sail at Okov €12.99. For a custom pergola Iron Concept charges from €230 per m² for a classic metal one and from €300 per m² for a bioclimatic one, with louvres and a motor. On an apartment building you cannot put up an awning as you please: the Law on the Maintenance of Residential Buildings forbids changing the look of the facade without municipal approval, with a fine of €30 to €2,000 for an individual.

With pergola Google suggested cena m2 (price per m²), za terasu (for a terrace), podgorica, crna gora and uradi sam, with pergola cijena (pergola price) po m2, and with bioklimatska pergola (bioclimatic pergola) cena po m2, 4x3 and crna gora. People also search for suncobrani okov (parasols Okov), nadstrešnica za terasu (terrace canopy) and nadstrešnica kips, and in English for pergola montenegro and are pergolas waterproof.

Ready-made awnings: Okov and KIPS

Okov and KIPS sell ready-made awnings of the same sizes, so their prices can be compared directly. How we choose and label price sources is explained in how we measure prices.

Per m², the 4 × 2.5 m awning on offer costs €16 at KIPS and €22.90 at Okov. Okov's awnings are polyester on a metal frame, and Okov warns that they should not be used in strong wind or storms and must be fixed only to a load-bearing surface.

Shade sails, parasols and canopies

A cheaper shade than an awning is a sail, a sheet stretched between posts or walls. On 25 September 2026 Ananas had 64 products in its parasols and awnings category.

Pergolas per m²

Iron Concept, a workshop from Škaljari near Kotor that works across Montenegro, publishes guide prices for 2026:

A classic pergola is not waterproof unless it has a polycarbonate roof, while a bioclimatic one has motor-driven rotating louvres and, when closed, keeps the rain out. Iron Concept gives a five-year warranty on the classic one and ten years on the structure of the bioclimatic one, and states a motor lifespan of 8 to 15 years. Custom awnings

Custom awnings are made by local workshops, which price them to the size of the terrace. Labud tende from Lastva near Budva offers 100% acrylic awning fabric with a Texgard Easy Clean protective finish, but does not publish prices on its website. A custom awning can therefore only be compared with a ready-made one from the table once you have a quote for the same width and projection.

An awning on an apartment building and when buying

Under Article 25 of the Law on the Maintenance of Residential Buildings, without approval from the competent municipal body it is forbidden to spoil the look of the facade by installing devices or to change the look of the building by glazing, walling in or otherwise, and the municipality sets which works are allowed. An individual is fined €30 to €2,000 for this, and a legal entity €500 to €10,000, so before putting an awning on a balcony in a building, ask the municipality and the building manager.

When buying a flat or a house with an enclosed terrace, check whether that part is permitted at all. This is our own calculation, using only the prices in the tables, for a 10 m² terrace:

• Ready-made 4 × 2.5 m awning: from €159.99 at KIPS to €229 at Okov, plus fitting.
• Classic pergola: 10 m² × €230, from €2,300.
• Bioclimatic pergola: 10 m² × €300, from €3,000, plus sensors from €250 to €350.
• Shade sail: a triangular 500 cm one at Okov for €24.99, plus posts.

Who does this on Glatko

On 25 September 2026 Glatko had one verified provider in the ALU and PVC joinery category, in Podgorica. A registered firm's invoice goes through the Tax Administration's electronic fiscalisation system.

What to ask the contractor

1. Whether fitting is included and what surface the awning or pergola is fixed to.
2. What the fabric is made of, acrylic or polyester, and how long the warranty is.
3. How the awning copes with wind and whether there is a sensor that retracts it.
4. Crank or motor, and what the motor costs.
5. Who seeks the municipal approval if the work is on an apartment building.

What we did not measure

We did not measure how long ready-made awnings last in sun and wind by the sea, and we found no published price for custom awnings. The pergola prices are one firm's guide prices; its Turkish version of the same text gives €5,400 instead of €3,600 for a 4 × 3 m pergola, so ask for the price in writing.
