How to Find Cleaning Clients in Montenegro: A Guide for Cleaning Services

When someone in Montenegro looks for cleaning, they do not type "cleaning service". We checked Google's suggestions on 24 September 2026. For čišćenje stanova podgorica (flat cleaning Podgorica) Google offers cijena (price), oglasi (classifieds), profesionalno (professional), agencija za čišćenje stanova podgorica (cleaning agency) and žene za čišćenje stanova podgorica (cleaning ladies). For generalno čišćenje (a full, top-to-bottom clean) it offers stana (flat), kuće (house) and cijena, with Podgorica among the suggestions. Čišćenje poslije građevinskih radova (post-construction cleaning) returns only one more word: cijena. And "servis za čišćenje budva" returns nothing at all.
The same searches have another side: čišćenje stanova podgorica posao and čišćenje apartmana budva posao, where posao means a job. Those are people looking for work, not for a service. So cleaners do not lack competition. What they lack is visibility at the moment a client asks about the price.
This guide is for people who clean flats, holiday apartments and offices, alone or with a small team, and want regular clients rather than one-off calls.
Where the demand is, and where the supply is
On 24 September 2026 we counted the professionals on Glatko who offer cleaning of flats and houses. In the whole country there are five:

Podgorica has the liveliest local searches for cleaning, yet the platform has one professional there, and only for deep cleaning. Kotor, Tivat and Herceg Novi have nobody. If you clean in any of these places, you are looking at open ground, not a saturated market.
Four kinds of client
Cleaning clients are not one group. Each of the four kinds wants something different, and an offer that tries to answer everyone usually answers no one.
- Households in Podgorica. Regular and full cleaning of a flat. They want the price up front and someone who always comes on the same day. Once they find that person, they often stay for a long time.
- Apartment owners on the coast. Cleaning between two guests, washing bed linen, checking the flat. The season is short and dense, and reliability is everything: the guest arrives at the booked time whether or not the cleaner has.
- After building work. Owners who have finished a renovation and contractors handing over a flat. The job is hard and one-off, but one happy contractor sends you the next flat.
- Business premises. Offices, shops, surgeries. They want a fiscal receipt and a contract, so cash-in-hand does not work here.
What an offer has to include
Name your services the way people search for them. "Generalno čišćenje stana", "čišćenje poslije građevinskih radova", "redovno čišćenje" (regular cleaning), "čišćenje apartmana između gostiju" (cleaning between guests). A client who typed that phrase needs to see it in your description too.
Publish a price with a unit. When we counted the home-services ads on a Montenegrin classifieds site on 22 September 2026, cleaning was one of only two categories with a real figure: €10 in Podgorica and €12 in Bar. Neither of those two ads says whether that is per hour, per square metre or for the whole flat. A client searching for cijena wants to know what they are paying for. Write per hour, per m² or for a flat up to 60 m². We break prices down in our article on flat cleaning prices.
Say what is included. Whether you bring products and equipment, how many hours a standard clean takes, whether you wash windows and terraces, whether you change the bed linen.
List your languages. On the coast, part of the clientele comes from abroad. Of the five professionals on the platform, three list English, two Russian, and one each Turkish and Ukrainian. If you speak even one language beyond the local one, write it down.
Be ready to invoice. Business clients and rental agencies ask for a fiscal receipt. The Tax Administration runs the electronic fiscalisation system, and registering a business goes through the eUprava portal. Answer at once: what the requests show
Two genuine requests for flat cleaning have reached Glatko from Budva, both written in Turkish. The first, on 1 May 2026, asked for a deep clean as soon as possible. At that point no cleaning professional was registered in Budva, so nobody could see it. The second, on 18 May, asked for post-construction cleaning. By then Budva had a profile registered on 15 May that offers exactly that service and speaks Turkish. The request expired after seven days without a single quote.
We draw no conclusions about the market from two requests. But the lesson for anyone who cleans is plain. A client who wrote a request in their own language and heard nothing back may not write a second time. Whoever answers first, with a price and a time, has the advantage. That holds for the platform, for classified ads and for Viber.
Channels, cheapest first
- Existing clients. Ask a happy client to recommend you to a neighbour or a colleague. In apartment buildings a good cleaner is often passed from door to door.
- Contractors. Painters, tilers and renovation firms keep handing over flats that someone has to clean. Agree to be their regular partner.
- Apartment owners and managers. One owner with three apartments can be work for the whole summer.

The season on the coast
Work on the coast is concentrated in a few summer months. So make your arrangements with apartment owners before the season, in spring, while they still have time to talk. In July and August an owner wants someone already tried and tested, not someone who has just got in touch. Outside the season, Podgorica households and business premises can keep the work going.
